We listen carefully to your needs and wishes in preparations fro our Design Proposal.

We conduct a thorough investigation of your site.
We assess the surrounding environment, existing conditions, and applicable zoning / legal regulations.

We will provide a design contract to you. The project will proceed upon the signing of the contract.

Our consultants will conduct a boundary and topographic survey, and a geotechnical engineering study to obtain the necessary site information for design and engineering.

Taking your wishes and site conditions into account, we explore multiple plan options and present them clearly through drawings, renderings, and physical or digital models.
If you have any changes or additional requests, we will revise the plan and present an updated proposal.
The design scope includes the site, floor plan layout, building exterior, major interior spaces (foyer, living room, kitchen, dining area, master bathroom).
We bring onboard other consultants including structural engineer, civil engineer, pre-construction consultant, etc.

Based on the design, we develop a comprehensive set of detailed construction documents.
Regular meetings are held to finalize finishes, appliance package, fixtures, and equipment.

We prepare permit drawings and coordinate with the relevant municipal authorities.
In parallel with permit, we solicit bids from trusted contractors. (If you already know a builder, we can request a bid from them as well.)
After bids, we carefully review the estimates and, if needed, develop value-engineering options until we reach a satisfactory price — at which point the contractor is selected.

A construction contract is executed with the selected contractor, and a groundbreaking
ceremony may be held if desired.
We visit the site 1–3 times per week to provide detailed direction and verify that work conforms to the construction documents. Progress updates are communicated by email and written reports at each phase.
During construction, we will coordinate materials, colors, and textures.

Upon completion, a joint inspection is conducted with the contractor present—both a design inspection and an owner walk-through. Any deficiencies are identified and corrective work is requested.
Once all corrections are complete, the manufacturer's representatives provide operating instructions for the kitchen, bath, and other equipment, and the formal handover takes place.
A final inspection by the relevant municipal authority is conducted to confirm code compliance, after which a Certificate of Completion is issued.

We require all contractors to carry a 10-year statutory defect liability warranty covering water
leaks and structural defects.
One year after handover, we conduct a joint inspection with the contractor.
Any issues that arise after handover are addressed promptly.
